Suite Décor Package


  • Perimeter foundation and exterior building walls constructed using 8” reinforced concrete ICF (insulated concrete forms).
  • Interior foundation and interior load bearing walls are constructed using 8” concrete block.
  • 4” Concrete slab on grade.
  • Precast concrete balcony slabs.
  • Concrete elevator shaft.

Exterior Finish:

  • Main floor masonry stone veneer and concrete sill as detailed on construction plans.
  • Pre-finish siding and trim on the exterior walls above the stone.
  • R40 blow-in fiberglass attic insulation
  • 25 year asphalt shingles with all trims and flashings as well as pre finished aluminum fascia and soffit.

Door & Windows:

  • The main building entry system includes two pairs of commercial grade door systems.
  • Exterior entry doors are glazed with thermal clear safety glass and the interior doors are single glazed with safety glass.
  • Commercial grade hardware is provided including an electric strike for coordination with the remote entry system.
  • Exterior common area doors are steel entry systems with ¾ lite glazing panels. Commercial hardware including panic exit device.
  • Unit entry doors are provided using solid core, paint grade complete with fire rated hollow metal frames and commercial grade lockset.
  • Interior common area doors are proposed using hollow metal doors and frames including commercial grade locksets and closers as required.
  • Interior suite doors are 800 series, primed and painted MDF 6 panel 1⅜ embossed doors with lever handles.
  • Casement and awning windows and sliding patio doors are included using extruded white vinyl products and thermal glazing.

Interior Finish (Suites):

  • Painted drywall walls (based on one colour per unit).
  • Stud partitions and perimeter bulkheads for ductwork, as required.
  • Window casings include primed and painted jamb extensions and colonial painted trim.
  • Baseboard is included as colonial painted trim.
  • Kitchen cabinets, counter tops and installation are included as builder base products with multiple options for upgrades.
  • Washroom vanity base cabinets, counter tops and installation are included as builder base products with multiple options for upgrades.
  • Closet shelving is included using pre-finished melamine shelving.
  • Metal curtain rods are provided for all showers and bathtubs.
  • Flooring is included with base materials and multiple options for upgrades. Builder base products include wood laminate floors in living room & kitchen, carpet in bedrooms and ceramic tile in bathrooms and entry.
  • Washrooms will receive a full width vanity mirror, towel bar and toilet paper holder.
  • 6 appliances, refrigerator, stove, washer & dryer, and dishwasher & microwave range hood.

Interior Finish (Common Areas):

  • Painted drywall walls (based on one colour for all common areas).
  • Suspended drywall ceilings in all corridors with exposed concrete coreslab in utility areas.
  • Flooring is included as carpet in the hallways and ceramic tile in the vestibule and elevator lobby.
  • Exit stairs are provided using pre-cast concrete with a carpet runner to the second level.


  • Installation of one commercial grade elevator with 4 stops and front openings as required. Cab walls to be plastic laminate, ceiling stainless steel panels, stainless steel handrails and tile to match elevator lobby.


  • Storage rooms are provided with 24 individual storage lockers constructed with chain link.


  • Standard Fixtures include (upgrade packages available):
    • 6 Litre round front, standard height Toilets
    • American Standard lever taps and china vanity sinks.
    • 4 Foot acrylic shower with integral seat and top by Maax
  • Temperature valves. (Mirolin TS48 or equivalent).
    • 5 Foot acrylic tub with full surround and top by Maax, temperature.
  • Valve (Mirolin TS60 or equivalent)
    • Double stainless steel kitchen sink with American Standard lever and faucets.
  • Electrical rental (40 gallons) hot water heaters for each suite.
  • The heating and air conditioning units will include a high efficiency gas furnace and remote compressor for air conditioning.
  • All HVAC in accordance with the Ontario Building Code including ductwork distribution within the floor assembly or drywall bulkheads around the perimeter of the ceiling.
  • Bathroom exhaust fans with insulated ductwork at the exterior wall.
  • Gas/Propane piping for each unit with one meter for the entire building (consumption distribution by unit area).


  • Main electrical service and distribution including a complete fire alarm system with exit and emergency lighting.
  • Standard builder specified light fixtures are included for suites and common areas. Fixture upgrades are available.

Communication & Cabling:

  • Prewire 24 Units for phone and TV outlets.
  • Provide a backbone for future satellite installation.
  • Provision of a termination point in each unit’s mechanical closet for any future changes.
  • Multi-pair cabling from the main electrical room with termination on each floor. 4-paired feed from each unit to the utility room on each floor to provide a dial tone.
  • Door entry system at the main entrance with relay panel in the main electrical room for demarcation point on Bell lines
